Condotel is a short way of saying "Condo Hotel." There a quite a few condotels available in our area ranging from $35,000 to over $350,000.

Why would you consider a condotel at the World's Most Famous Beach?

First, you'll have a place to call your own for your family vacation - also, a place for your business associates and friends to relax.  Second, a condotel investment may be the most affordable way to buy an oceanfront minicondo. (After Labor Day until Biketoberfest (lateOctober) after Thanksgiving (Turkey Rod Run) until Christmas week after Spring Break until Memorial Day weekend)

$65.00 a night 3 night minimum

$450.00 a week - $1,000.00 a month

HIGH SEASON RATES

(After July 4th till Labor Day - summer months; January 2 through March - winter months):

RENTING YOUR UNIT

Quite often, you will want to utilize the services of the "on location management company" to rent out your unit. Monthly charges usually include pool, pest control, cable TV, outside lawn maintenance, and some even cover electric, water and sewerage. Many of the management companies charge as much as 55% to manage your unit, they send you a full accounting of all rental activities and a check for your share. 

MANAGING YOUR UNIT

Some owners like to manage their own units, and that's fine as long as you live close by. As much as some people want to make a huge profit renting their condotel units to the general public, the rule of thumb is that a "break even" at the end of the year is generally what you should expect, with the added bonus of utilizing your vacation rental unit for about 25% of the time.
